The honest small print

The package figure is modelled, not measured. We work it back from the £4.2m contract value at £2,200–£3,000/m², typical for an education new-build. It has not been taken off a drawing, because the published notices carry no drawings. Treat it as a sense of scale to decide whether the job is your size — never as a quantity to price from. Where a scheme has no meaningful floor area, such as a road or a bridge, the pack shows nothing here rather than a made-up figure, and the main contractor may package the work differently from our estimate.

We do not measure the job. There are no areas, quantities, take-offs or bills of quantities in the pack, because the published notices do not contain them. The scope is taken from the wording of the official notice.

We do not independently check the contractor. We name the winner as published on the official notice and say so on every pack rather than implying a verification we have not done. Where a notice names no contractor — every pre-award lead, because nobody has won the job yet — the pack says that plainly and points you at the awarding body instead.
